Choosing a developer

There are 100s of developers on the island, and it can be time-consuming and stressful trying to choose the right one. We carry out detailed checks on all the developers we deal with, to ensure they have a good reputation and offer quality construction, fair contracts of sale, a clear schedule of works and reliable after-sales service. This saves you the hassle of finding a reputable developer, and means increased reassurance for you.

Buying a brand new property

If you purchase a property 'off plan' (before it's built), we liaise with the developer at every stage of construction, keeping a watchful eye on your behalf. We'll send you regular photos and detailed updates on progress, so you can be confident that things are going the way you want.

Easy 'off plan' payment process

You will need to pay a 30% deposit when the contract of sale is signed, and then you have 30 days in which to pay the stamp duty. If you are personally financing the property, you make staged payments to the developer throughout the rest of the construction period. If you are purchasing the property through a mortgage in Cyprus, the bank makes the staged payments. All payments are retrospective, so they are only made when a certain amount of building work is done. Once the property is complete, the final payment is made.

Raising finance

You may need to use your equity in the UK to raise funds for the deposit or for outright purchase. Alternatively, we can help you raise a mortgage from the various banks in Cyprus. Sorting out the small print

We'll take you to meet the lawyers you'll need in Cyprus, and help get all your questions answered about the legalities of the purchasing process. We only use independent lawyers who have no association with the developers, to avoid any potential conflicts of interest. Our lawyers speak excellent English and all contracts are drawn up in English so you know exactly where you stand.

Letting out your property

If you want to let out your property, our associates will help find tenants for short-term (holiday) lets or long-term lets, as required. They can also assist with any property management issues such as cleaning, laundry, key-holding, garden tidying and pool cleaning, so you can enjoy peace of mind knowing that your property is securely looked after.

Your property as your pension

With low UK interest rates, many people don't want to use their pension to purchase an annuity. Good news! An alternative is on its way. Legislation with effect from April 2006 allows residential property in the UK and overseas to be included in your pension portfolio. Why would you want to consider this option? Easy!
